Property Condition Assessment
The objective of the PCA was to provide the French Embassy with documented information about the current facility’s physical structure. Our engineers set out to identify what was working and what was failing so that the Embassy could understand the state of its structures and safety systems. A landscaping assessment was also performed which required inventory analysis, plant species vitality and overburden planting tests and identifying drainage issues.
The final report submitted to the Embassy included the general physical condition of the facility, and discipline specific subsections describing the condition and recommended maintenance of the systems. The report included detailed lists, photographs, verbal descriptions, probable costs, and recommendations concerning the urgency of action.
Roof Assessment
Century conducted structural engineering services for the investigation and analysis of the 16,000 square foot roof. The goal of this analysis was to determine if this part of the roof could safely support the additional weight of a new green roof system.
Challenges for the project included the lack of complete and final construction documents. It was clear on observation that there were differences between the original drawings and what was built. Century had to investigate the existing structure to determine the true building specifications. Ultimately, a computer model of the roof was constructed to more accurately design the composite steel framing. A report was provided documenting our findings.
Comprehensive Report
Assessing such a vast and robust campus came with its difficulties. The volume and diversity of data was such, that compiling it into a comprehensive and usable report was a challenge. Further, the Embassy was fully operational and occupied during the PCA process. Our engineers were tasked to devise methods to gather data with as few disruptions as possible. In the end, we delivered an informative report that the Embassy can utilize to develop a plan to maintain the use of its campus for years to come.
