Tradepoint Atlantic Environmental Regeneration

A former steel mill, Tradepoint Atlantic needed to undergo major changes before its transformation into a revived industrial site. Century provided civil and geotechnical engineering as well as GIS and surveying services for the complete demolition and controlled backfill of all below grade shafts, pits, tunnels, vaults, multi-tier basements, trenches, and chases on this almost 3,000-acre industrial site.

Large Scale Renewal

The scale of several buildings at one half mile long was unprecedented, with interconnecting tunnels and massive basements as deep as 60 feet below grade. The renewal required regular coordination with Maryland Department of the Environment as a part of the site’s participation in the Voluntary Cleanup Program and extensive documentation associated with the project’s soil management plan.

Research and Planning

Tens of thousands of record drawings were reviewed to develop an existing condition plan which depicted all known below grade voids. Century reacted quickly to shifting priority restoration needs associated with opportunities for redevelopment prospects (including UPS and Under Armour, two publicly known contracts). A refined backfill specification was developed to properly backfill the various types of voids, as the extent of the voids was unknown until the scanned records of the site were reviewed. Our team also provided field inspection, backfill certification services, and miscellaneous associated permitting activities. Some tasks included traffic control plans; lane closure permits; demolition plans; 3-D modeling of the complex below grade to develop phased partial demolition; and backfill plans to allow for proper compaction of structural backfill materials. Furthermore, Century performed structural analysis in support of demolition activities and provided recommendations for alternative ground improvement techniques.

Problems Encountered

Century discovered undocumented belowgrade voids, some of which were filled with unsuitable backfill material by the previous property owners. Our team worked with the owner and demolition contractor to determine the extent of the undocumented voids and the most economical and sustainable techniques for preparing the ground for industrial redevelopment.
