Lilian Jones

Century provided structural engineering design services for the Lillian Jones Apartment Building. The “C” shaped, four-story with partial basement apartment building encompasses 94,000 square feet. The project was designed to meet Baltimore City Green Building Standards to obtain two Green Stars. The building houses 74 residential units, a lobby, community room with kitchenette, lounge, office, computer room, laundry room, and an exterior courtyard.

The Building

The building floor and roof framing consist of wood panel sheathing supported by open-web, metal plate connected wood trusses. The roof trusses slope to allow drainage, and the trusses typically span between wood stud bearing walls at the corridor and exterior walls. The exterior walls are covered with wood panel sheathing and either brick veneer or fiber cement panel siding. Wood framed shear walls are typically located between units and along the corridors. Stair and elevator shafts are constructed of concrete masonry units and the lowest level floors consist of concrete slabs on grade.

Soil Improvement

Because of poor soil conditions along the northern portion of the site, the existing soils were improved in place under a portion of the building using Rammed Aggregate Piers® to achieve adequate soil bearing pressures.
