MedStar PromptCare Facilities

With the hassle associated with traditional hospitals and primary care providers, potential patients are frequently opting for urgent care medical facilities. Separated from extensive hospital structures, these clinics depend on robust infrastructure systems to provide quality medical services. Century provided MEP engineering services for the fit-out for several MedStar PromptCare primary and urgent care facilities throughout Maryland and Washington, D.C.

Designing for Care

Century worked closely with stakeholders to help ensure that the infrastructure systems could support the needs of the PromptCare facilities. Century provided special electrical connection requirements for specific equipment such as an x-ray machine furnished by the tenant, specifying the requirements based on the equipment provided. Plumbing was another consideration. Along with pipe extensions to exam rooms, toilet rooms, and other fixtures, a special solenoid shut off system was designed for toilet rooms to prevent patient tampering by dilution for drug testing.

Lighting and Electrical

Lighting, receptacle, and data/telephone layouts were designed in cooperation with the architect. All other equipment installed as part of the fit out were connected to existing panels. Additional sub-panels were provided if required. We provided empty boxes and empty conduit systems leading to the ceiling space for telecommunications (telephone, data, etc.) and the security and audiovisual systems while the associated wiring, jacks, outlets, and equipment were provided by others.

Safety Measures

Century was also responsible for installing the proper safety and emergency systems. A performance type specification was provided for fire protection sprinkler work. The fire alarm design was limited to the tenant’s devices and the extension of the tenant’s fire alarm circuits back to the existing central connection point. The team also designed emergency lighting and exit signs to meet the requirements of NFPA 101. Emergency lighting and exit signs were provided with battery backup.

HVAC

When deemed necessary, Century upgraded the HVAC equipment. In some cases, new rooftop packaged air conditioners (up to 15 tons) were required. HVAC work also included extension of ductwork and layout of diffusers as required, accommodating the proposed architectural floor and ceiling plans. Additionally, we reviewed the property owner’s proposed unit capacities and advised if any adjustments needed to be made.

QA/QC

During construction, our team provided reviews of material shop drawings and submittals of engineered components for their general compliance with the contract requirements. We provided office support for applicable questions that arose during the construction of the project. We also responded to field visit requests for any issues related to the MEP design. At the completion of the construction we visited the site and prepared a punch list of items needing attention or correction. Our attention to detail would go on to contribute to one of the locations winning the award for Best Medical Interiors from the Commercial Real Estate Development Association.
