This project involved the design of a new, 4-story, 103,200 +/- square foot multi-family apartment building with one level of below grade parking beneath the building. The dwelling units consist of stick-built wood frame construction. In order to create a two-hour fire separation between the dwelling units and the below grade parking, the first level is a reinforced concrete slab supported by individual concrete columns.
The heating and cooling for the facility is provided by split-system heat pump units equipped with supplemental duct-mounted or internal electric heating coils. Public sewer and water is provided to the facility and hot water is provided by electric hot water heaters. Gutters and downspouts handle roof drainage. Fire protection is provided by a sprinkler system driven by a fire pump.
- Poor soil was discovered when footings were being excavated. We proposed multiple solutions in a quick timeframe to allow construction to continue as soon as possible with the least additional expense.
- The roof configuration was complex with approximately 20 feet of sloped roof around the perimeter and flat roof in the center supporting mechanical units. Considerable time was spent laying out the roof trusses and providing truss diagrams to assure feasibility.
- Creating load paths from the upper floor loads down through the parking structure to the foundation was a challenge. A system of transfer girders and specially designed concrete slab areas were necessary to accommodate misaligned bearing walls and columns.
