The Fitzgerald at UB Midtown

The Fitzgerald is a joint venture between The Bozzuto Group, Gould Property Company, NYSTRS and Michael McCrary, and sits on 4.6 acres of land owned by the University of Baltimore.

Century Engineering, Inc. provided the mechanical, electrical, and plumbing engineering services for The Fitzgerald at UB Midtown which is the most sizeable LEED® certified apartment community in the Baltimore area.  The development, comprised of 275 apartments occupying 316,500 total gross square feet, 24,000 square feet of street-level retail and a 1,250 space parking garage measuring 400,000 square feet, is LEED® Silver certified.  A Barnes & Noble College Booksellers Superstore serves as the anchor of the retail portion.  The store features 20,000 square feet of retail space on two levels, a café, and designated areas for textbook and institutional sales.

Mechanical design includes the application of unitary split system heat pumps units for the residences and first level common areas, central station packaged rooftop units serve the residential corridors, and the Barnes & Noble retail space includes three single zone VAV rooftop units.  Electrical service is provided via the main building service and distribution includes a 600 AMP main distribution panel and dry type transformers.  Energy efficient lighting is powered by the main building electrical distribution.  Plumbing and fire protection is provided in accordance with the Baltimore City code, NFPA 13, and the local fire marshal’s office.

Sustainable Design Features:
  • Energy: Designed to operate at no less than 14% more efficiency than current energy standards require, achieved through efficient lighting, Energy Star appliances, etc. Additionally, 70% of the building’s electricity will be purchased from renewable sources.
  • Water: Reduction of water is achieved through the use of low consumption plumbing fixtures such as dual-flush toilets, low-flow faucets and low-flow showers, collectively reducing consumption by 40%.
  • Air: The complex is 100% smoke free.  All carpets, adhesives, sealants, paints and coatings used in the building meet or exceed low VOC standards to ensure the best possible indoor air quality.
  • Recycling: Easily accessible recycling areas maximize participation by residents and retailers.  During construction, no less than 75% of waste was diverted to recycling rather than to landfills. 
  • Transportation: Located at a light rail stop and within two blocks of Penn Station.   The community also offers significant bicycle accommodations, including an enclosed area with racks, as well as preferred parking for hybrid vehicles and car pooling.
