The third phase of T. Rowe Price’s 70-acre Owings Mills Campus consists of two 4-story office buildings, 185,500 square feet and 226,100 square feet, together with respective 6 tier 658 space and 5 tier 621 space parking garages. Century Engineering provided complete site design services for the project including grading, erosion and sediment control, water and sewer systems, storm drain systems and stormwater management (quantity and quality). In addition, Century Engineering, in coordination with the electrical engineer consultant, designed the numerous electric and tele-communication duct banks and manholes/vaults for the project. Century’s Survey Department established all of the survey control for construction and provided the stakeout services for the buildings, garages and site work.
- Steep grade differences across the site.
- Very "tight" site layout.
- Because of the topography and tight layout and the owner’s desire to preserve the existing wooded area, quantity management was provided by four rows of underground 14-foot wide by 9-foot 6-inch high precast concrete sections (total length of 1,346 linear feet) and quality management by an underground sand filter vault consisting of two rows of 8-foot wide by 10-foot high precast concrete sections (total length of 369 linear feet).
- Deep excavations for garages (50 feet in one area) led to use of tie-back retaining wall design for the garage exterior walls. This necessitated the need for very close coordination with the tie-back contractor in regard to designing the horizontal layout and vertical profiles for the numerous duct banks, sewer mains, water mains and storm drains to avoid conflicts between the pipes/ducts and the tie-back rods/anchors.
