Hollins End Corporate Office Park

The area of the site is 47 acres and was previously used as a food distribution and warehouse facility with rail service. The proposed redevelopment of this site produced 110,000 square feet of office space and 704,300 square feet of warehouse space. Century provided complete site design services for this project including grading, erosion and sediment control, water, sewer, storm drain, stormwater management and landscape design. In addition, Century provided design electric duct banks and manhole/vaults for the Federal Express Building. We worked closely with the owner to coordinate the building, parking and loading components of the site.

Challenges Encountered:
  • Preparing a 100-year flood plain study and modifications to keep the site clear of potential flooding.
  • Phasing of site grading and sediment control design to allow project to be constructed in sections.
  • Keeping as much of the existing utility infrastructure in place and in use by modifying the existing fire main loop, which was installed in the 1950s, and modifying the existing storm drain by changing inlet types and new cross drains.
  • Providing various public improvements to roads, sewer, water and storm drain systems to accommodate the proposed improvements.
