Century’s Land Planners developed a comprehensive residential meter plan for the 121-acre site located in the Baltimore suburb.  The owner consulted Century for their knowledge of the building product type and local zoning requirements.  The master plan goal was to design a coordinated layout that met the unit type breakdown provided by the real estate coordinator.  The plan proposes clustering of units in a neotraditional design with centralized green spaces and public amenities.  The communities are separated by density type and the nature environmental features of the site.  The density bonus for the Planned Unit Development regulations allowed for a 15% increase.  The layout proposes densities of 12 dwelling units per acre for the multifamily and 5.5 dwelling units per acre for the single family attached and detached program.

Challenges Encountered:
  • Creating a planned unit development to meet the client and County needs.
  • Maintaining existing environmental constraints.
  • Providing a master plan that promoted the owner's goals of a neotraditional design while meeting the County zoning and environmental requirements.
