This project involved the tenant fitout of approximately 150,000 square feet of space on 8 floors of the 1899 Stewarts Department Store, a historic high-rise building on Baltimore's west side. The fitout achieved LEED® Gold Certification, to be consistent with the LEED-CS® Certification for the shell renovation. The base building was renovated under separate contract in 2003 as one of the first west side redevelopment projects. Under that project, only minimal MEP provisions of chilled and heating water riser piping; supply, return and exhaust riser ducts; and electrical bus duct risers were made. Project features include:

  • Complete MEP design for each floor
  • VAV air handling units
  • Energy recovery units
  • New toilet rooms
  • Daylight harvesting lighting controls
  • Modular cabling under raised floor
  • Smoke removal system for new Atrium
  • New emergency generator
  • Chapel lighting dimming system
Challenges Encountered:
  • Coordinating the air handling system ductwork layouts with varying floor ceiling heights.
  • Providing mechanical design for a new Atrium that was cut out of the top 4 floors of the building.
