This project involved a new 5-story 230,000 square foot building of "podium-style" construction with 4 levels of apartments above retail at street level. 140 upscale apartment units were provided. Upgraded common amenities included a large entrance lobby, and community, exercise and billiards rooms. Total retail area was 28,000 square feet separated into 16 shell tenant spaces, each with electrical service and temporary lighting and heat. Project features include:

• Vertical PTAC apartment units
• Split system heat pumps for common areas
• Provisions for 3 restaurant tenants
• Gas and exhaust systems for commercial kitchens
• Complete sprinkler system
• Meter banks on second level
• Upgraded lighting
• Complete fire alarm system

• Designing sufficient flexibility into utility systems to serve unknown future tenants.
